Certification process
BREEAM® currently has six certification schemes of its own. A distinction is made between urban development projects and private residential construction, as well as between buildings in use and new developments. This allows each project to be authenticated as specifically as possible.
The process of certifying a building with the BREEAM® methodology involves a whole series of steps, a pathway to ensure absolute efficiency. The choice of the assessor, an independent technician who reviews the project through to full implementation and subsequent maintenance, is the first step.
The assessor will be responsible for registering the project, carrying out a pre-assessment and determining the action plan to be followed. Once the assessment of the building has been completed and with the evidence gathered in their report, it is possible to acquire a Provisional Certificate, corresponding to a design phase. However, the Final Certificate, at a post-construction stage, is issued by BREEAM®, based on the evidence and due justification of the stipulations.

A building with this certification means a reduction in energy consumption of up to 70%, as well as a reduction in water usage and maintenance costs, increasing the value of the property and increasing its occupancy rate. A BREEAM® certified home will reduce its CO2 emissions by at least 7%. Thanks to these issues, the value of the property increases by 7.5 points.
In addition, this seal guarantees that we are dealing with a sustainable construction, committed to the planet. Among the categories assessed are the promotion of alternative vehicles to private transport, thermal comfort, air quality and acoustic insulation, but also the existence of storage prior to waste collection or heating installations with a very low rate of nitrogen oxide emissions.
As Félix Rodríguez Fernández, head of BREEAM® Institutional Relations in Spain, explains, not all homes are the same, and visitors were able to see how certified buildings differ in aspects such as acoustic, thermal and lighting comfort, the water consumed by taps and the technologies used.
In its sustainable condition, there is also a commitment to proximity: in Spain, the agreement between BRE Global Ltd. (BRE) and the ITG technology centre make up BREEAM® ES, so that all buildings located in Spain are certified only from the country itself.
